1) The lot is landlocked (without RROW) and only accesible through an informal pathway located on the adjacent propety.
2) The interested buyer must submit and execute a letter of undertaking that the buyer is aware that the original title in the Registry of Deeds of Ilagan was among the documents “”Burnt and/or Beyond Recognition”” when fire razed the RD sometime in 2016. That he/she is willing to shoulder all the related expenses for filing for its administrative reconstitution.
3) RPT Payment to be shouldered by the buyer.
4) The technical description appearing on the scanned copy of TCT No. T-135893 did not form a closed polygon when plotted, showing a slight discrepancy at Point 1. This error is likely due to the blurred and unreadable portions of the submitted title, which made the technical details difficult to interpret accurately.
